FTG Maintenance transformed 1214 London Road from a bungalow into a modern, fully reworked property designed to better suit contemporary living. The project involved significant structural and internal works, reimagining the original footprint to maximise space, flow, and long-term functionality.

The bungalow layout was carefully redesigned to improve room proportions and circulation, creating brighter, more open living areas while maintaining a practical and comfortable feel. Throughout the property, finishes were upgraded to deliver a clean, modern aesthetic that elevates the space without losing warmth.

This transformation showcases FTG Maintenance’s ability to take a property with clear limitations and unlock its full potential, delivering a refreshed home that feels purposeful, spacious, and built to last.

The Sand Bar

FTG Maintenance transformed The Sand Bar into a vibrant, fully equipped bar and live music venue designed for modern hospitality.

The project involved a full internal reconfiguration, creating a dedicated live music area alongside an upgraded bar layout built for high-volume service. A professionally fitted commercial kitchen was installed, allowing the venue to offer a full food menu and operate from day through to night.

Every element of the space was designed with function and atmosphere in mind — from efficient staff flow behind the bar to a welcoming layout that works just as well for live performances as it does for casual dining and drinks.

This transformation highlights FTG Maintenance’s expertise in commercial refurbishments, delivering a venue that looks great, works flawlessly, and is built for long-term success.

26 Upper Lambricks

FTG Maintenance completed a full property refurbishment at 26 Upper Lambricks, focusing on improving layout, comfort, and overall finish. The works refreshed the interior and enhanced the flow of the living spaces, creating a brighter and more functional home.

Chick ‘N’ To Go

FTG Maintenance transformed this unit into a fully operational takeaway restaurant, delivering a complete internal fit-out designed for high-volume food service. The works included the installation of a professional-grade kitchen, efficient preparation areas, and a layout that supports smooth service and workflow.

Durable materials and practical finishes were used throughout to ensure the space meets the demands of a busy food business while maintaining a clean, modern appearance. The completed unit is built for performance, efficiency, and long-term use.

Barclays Bank

FTG Maintenance undertook a major conversion of the former Barclays Bank building, transforming it into two distinct, fully functioning commercial spaces for La La Lagree and Vortex Accountants. The project involved a complete internal reconfiguration, carefully dividing the large open banking hall into two purpose-built environments with very different requirements.

La La Lagree was designed as a modern fitness studio, with an open layout tailored to specialist training equipment, clean finishes, and a calm, premium atmosphere. Alongside this, Vortex Accountants was fitted out as a professional office space, incorporating private offices, meeting rooms, and a welcoming client-facing layout. The result is a thoughtful, high-quality conversion that maximises the building’s potential while delivering two polished, functional interiors.

Baboush Restaurant

FTG Maintenance transformed Baboush from a former Chinese restaurant into a distinctive, modern dining destination with its own clear identity and atmosphere.

The project involved a full internal strip-out and reconfiguration, allowing the space to be completely reimagined from the ground up. The existing layout was redesigned to better suit a contemporary restaurant experience, improving customer flow, seating arrangement, and overall comfort while creating a stronger connection between front-of-house and kitchen areas.

Significant work was carried out to upgrade the commercial kitchen, adapting it to support a new style of cuisine and modern service demands. From preparation areas to finishes and services, the kitchen was rebuilt to be efficient, durable, and fully compliant for a busy hospitality environment.

Front-of-house, the transformation focused on creating warmth, character, and a welcoming ambience. Updated finishes, improved lighting, and a refreshed layout helped move the space away from its previous use and establish Baboush as a destination restaurant in its own right.

This conversion highlights FTG Maintenance’s ability to completely reinvent existing hospitality spaces, delivering a venue that feels cohesive, inviting, and purpose-built for its next chapter.

FTG Maintenance delivered a complete transformation at 90 Woodfield Park Drive, SS9 1LW, turning a once modest bungalow into a spacious, modern family home designed for contemporary living.

What began as a single-storey property was carefully reimagined through a full structural conversion, maximising both internal space and long-term value. By extending upward and reworking the layout from the ground up, FTG Maintenance created a house that feels entirely new while remaining perfectly suited to its residential setting.

The project involved significant structural works, including the construction of a new upper level that dramatically increased the home’s footprint. This allowed for the addition of generous bedrooms, improved flow throughout the property, and clearly defined living spaces that balance practicality with comfort. Every stage of the build was approached with precision, ensuring the new structure integrated seamlessly with the original footprint.

Externally, the property was given a refreshed and modernised appearance, elevating its street presence and giving it the look and stature of a purpose-built house rather than a converted bungalow.

BAKE London Road

FTG Maintenance converted Bake on London Road from a former restaurant into a modern, purpose-built bakery with a clean, welcoming atmosphere.

The transformation involved a full internal reconfiguration, stripping the space back and redesigning it to suit the specific needs of a bakery operation. The layout was carefully planned to balance customer flow, counter display, and back-of-house production, ensuring the space works efficiently during busy service periods.

Behind the scenes, preparation and kitchen areas were adapted to support baking operations, with durable finishes and practical layouts chosen to meet daily demands. Front-of-house, the focus was on creating a bright, contemporary environment that invites customers in and showcases the product.

The result is a bakery that feels fresh, functional, and clearly designed for its purpose — a complete departure from its previous life as a restaurant and a strong example of FTG Maintenance’s commercial conversion expertise.
